Moving Procedures
The following rules pertain to moving furniture, equipment and supplies in and out of The Urban Centre.
ANY MOVERS THAT DO NOT ADHERE TO THE FOLLOWING RULES WILL NOT BE ALLOWED TO ENTER THE PREMISES OR WILL BE REQUIRED TO DISCONTINUE THE MOVE.
1. Clean masonite sections will be used as runners on all finished floor areas where heavy furniture or equipment is being moved with wheel or skid-type dollies. All sections of masonite must be taped together to prohibit sliding.
2. Any damage to the building or fixtures caused by the move will be repaired or paid for by the moving company/Tenant.
3. Only the service elevator will be used for the movement of furniture, equipment and supplies unless prior written approval to use additional elevators has been granted by the Management Office.
4. Move-ins of large pieces of furniture, equipment or supplies must be accomplished before 8:00 A.M. or after 6:00 P.M. on weekdays. This includes, but is not limited to, file cabinets and copiers. On weekends and holidays, large items may be moved anytime.
5. The moving company must make arrangements with the Management Office 813-286-4333 twenty-four hours in advance for use of the elevator for each move.
6. The moving company will be required to remove all boxes, trash, etc. when leaving the Building. Any materials left behind will be disposed of and charges for this disposal will be sent to the moving company/Tenant.
Certificate of Insurance Requirements
The moving company must carry insurance including, but not limited to the following:
Certificate of Insurance to include:
General Liability - $1,000,000 Per Occurrence
General Aggregate Limit - $2,000,000 Per Occurrence
(This coverage shall by primary to Owner and Manager's coverage, and Owner and Manager's coverage shall be noncontributory.)
Excess or Umbrella Liability - $2,000,000 Per Occurrence
Excess Annual Aggregate - $2,000,000 Per Occurrence
Automobile - $1,000,000 Per Occurrence
(Combined single unit for bodily damage and property damage)
Worker’s Compensation - $1,000,000 if Applicable

Two weeks in advance, Tenant should contact the Management Office to coordinate the move and reserve the service elevator. Move-ins/outs must be accomplished after 6:00 P.M., Monday through Friday or any time over the weekend with prior management approval. Any outside vendors requiring access to or doing work at One or Two Urban Centre must have a current Certificate of Insurance on file at the Management Office

Certificate of Insurance Requirements
The moving company must carry insurance including, but not limited to the following:
- Workman’s compensation in the statutory limits for the State of Florida: bodily injury, personal injury and property damage liability insurance in comprehensive general liability form. An insurance certificate shall be furnished to the Management Office before moving any items into the Building.
- The moving company must agree to protect, indemnify and save the Management Office harmless from and against claims, demands and causes of action of every kind of character arising in favor of moving company’s employees, Landlord’s employees or third parties on account of bodily injury, personal injury, death or damage to property in any way resulting from willful or negligent acts or omissions of moving company, its agents, employees, representatives or subcontractors. The moving company shall be responsible for all damages and losses sustained by them to their tools and equipment utilized in the performance of all work thereunder.
- TUC Office Owner 1, L.P., TUC Office Owner 2, L.P. and Jones Lang LaSalle Americas, Inc. must be named as “Additionally Insured.”
